FAQ
Why do you offer custom quotes?
We work off of commission. When you receive rent, we are paid based on a percentage of the rent you receive. Since rental properties rent for different amounts, we want to provide you with a fair price, based on your specific needs and property, no matter what your rent is.
Can you help me get my property ready to rent?
Yes. We can coordinate most “make-ready” repairs and is included in our leasing service. For large projects over $5,000, we may connect you with a project manager that can help answer more detailed questions about the project.
What should I list my property for?
A quick online search is a good start, but we will review and recommend a listing price based on comparable properties that have recently rented taking into consideration the days on market, closing price (not just listing price) and your unique property.
How do you screen tenants?
A lot of people may want to rent your property but some may not qualify. We screen tenants nationally for income, background, credit, evictions and resident history. We will thoroughly review their application and provide you with a summary and recommendation.
Once the tenants move in, what should I expect next?
We will execute the lease, complete a thorough property evaluation before the tenants move in, and share the report with you. We will onboard the tenants and answer all of their questions during the process. We will send you the rent electronically by the 10th of the month and keep you informed throughout.
How do you handle maintenance?
If a service request comes in we will troubleshoot the issue with the tenants, even video chatting to get a good sense of the issue. If the maintenance issue can be identified and repaired, we will help the tenant resolve it. If not, we will categorize the issue and dispatch a vendor if needed and let you know. If we are able to resolve the issue, the service request will be closed out. If there are follow up items or if a more extensive fix is needed, we will obtain quotes and get your approval before proceeding.
What happens if my tenant does not pay their rent?
We have several options that add peace-of-mind to landlords such as our Owner Benefits Package (OBP). With OBP Shield and OBP Plus, we would cover the costs of an eviction and cover lost rent for up to two months.
What else should I expect that I may not know to ask?
Renewal: Once your tenant is up for renewal we will contact you to make sure you want to continue renting the property. We will complete a market analysis, recommend and negotiate a rent increase and get the legal documents signed. There is a flat $150 to renew an existing tenant.
Move-outs: We will complete all steps to move out the tenant including completing a move out evaluation and handle security deposit claims and refunds.
